How to Cold Contact Landlord?

Question

I'm interested in buying commercial property out of state and I have a list of landlords I would like to contact. I just don't know how to word a letter that would present myself as being a serious buyer. I do not own any commercial property.

Any suggestions on the content and tone of the letter?

Create a company logo and a letter head. Then send out a letter like so:

Dear [[Owner First Name]],

My name is [[YOUR NAME]], and I am with [[YOUR COMPANY NAME]] I am writing you to see if you would be interested in selling the property located at [[Property Address]]?

I could be interested in buying it. Please give me a call at (###) ###-####.

Thank you for your time,

[[SIGNATURE]]

[[YOUR NAME]]

You first have to communicate capability.

Calling someone and saying you are credible without proof you will get laughed at by most seasoned commercial owners. I call around for off market properties and so does my office worker every day.

When you can show them the money and the track record  they start to listen.

I have a call tomorrow with a developer for an off market retail center in the 5 to 6 million range. My clients are well qualified and I have liquidity and net worth along with recent bank statements.

Brian are you an actual buyer or a wholesaler? What type of commercial? Is it mom and pop or more regional to national quality type assets?

Landlords get calls and letters very often from "buyers" who offer "quick cash offers." Especially if they're in a hot market, most won't find any value from your type of contact. Y not send them an actual purchase agreement signed?

I always do to give them an understanding of the type of property I'm looking for.  They might not have interest in selling but they may know other property owners willing to sell.

I usually just call them, let them know I am interested in buying properties like theirs, and ask them if we can discuss.

For a letter, I would let them know the parameters of what you're looking for and the state of your financing/ability to buy, and let them know you'll be following up with a phone call if possible.
