Flat Rubber Roof Replacement questions

We have a building that has a pretty rough roof, One section has been patched and I'm thinking we need to just replace the thing. Will be getting pricing from vendors but thought id check with the community about any good thoughts or rough price guides.

I believe its going to be about 1500 sq ft (currently a 2 layer in place)

Suggestion for basic 10 year warranty roof is 45 mil EPDM Rubber Membrane.

Let me know thoughts regarding flat roofs as this will be my first replacement if we do it.

Hey Jack, I owned a roofing company a few years ago and did several EPDM jobs. It is an excellent material and what I would use on any flat roofed building I own. 60 mil should only cost you $10 per square (100 sq ft) more than 45 mil; well worth the extra cost. Per RS Means 2016 price guide, you should be looking at $175 to $220 per square, depending on how you attach it. You'll likely also need fiberglass insulation boards- add $100 per square. Tearing off what is already there will vary depending on the material and layers. Should be between $50 and $150.
