How to evict?

I have a small commercial space located in Oregon and need to evict the tenant who currently has a 1 year lease on the place. He has violated several rules, been late with rent, bothered neighbors, etc. 

It sounds stupid but my lease doesn't really say how he needs to be evicted. It says:

"This lease may be terminated at any time by the lessor if (insert list of reasons here)"

I have valid reasons to evict, but I don't want to get into that. What do I need to do to evict this guy? How many days notice do I need to give him? Can I just lock the door without notice?

This is purely a commercial lease, nothing residential!
