Cold Calling Commercial Property Owner Scripts

Hi everyone! I wanted to find out if anyone would be kind enough to share their cold calling scripts for commercial properties like mobile home parks, storage facilities, etc. I'm calling several different commercial property owners to see if they would like to sell their properties and I can't seem to find any really good scripts out on the Internet.

If you're buying for yourself, no need for a script. Just introduce yourself, tell them why you do, and ask if they have any interest in selling and if so, can you meet them to look at the property. No need for a script if you're a buyer.
If you're trying to list the property, that's a different story. Mention how you know the market, have sold properties in the area and that buyers are out there. Everyone has their own approach. I am still a commercial broker but now more of an investor and have found that being transparent is best for me when trying to list.

The toughest part is always picking up the phone.
