How much should a plan for six bay garage cost?

My auto mechanic got a 50k price/estimate to get the site report and design for a 6 bay auto repair shop that he needs in order to get a price on building the property. It does include a retention pond...which I wonder if his realtor should have found out about beforehand. There is a cement drainage culvert but the city evidently says it isn't enough. He is very discouraged. Is that price for real?Does anyone use someone a tad outside the Round Rock,Texas area that may be more reasonably priced? but dxperienced enough that the bank will be okay with him? Thanks.$7

Exactly my thoughts. He says he can buy a new metal building kit of the size he needs for 30k....no slab and not constructed...and he is being told 700k total price to custom build but they need the architect building design with lifts and oil storage etc and civil engineer site plan with drainage to give a hard price. At 50k.
I think was expecting to pay max 15k for the plans. He is saying he bought the lot a few months back and can't afford to build if these prices are market rate.
No wonder car repair is so expensive if it costs the price of building a dealership to get 6 bays.
