Self Storage and Mobile Home/RV park

I'm evaluating a deal in Texas for a small Self-Storage and Mobile Home/RV Park. Just wondering if anybody in the BP community has experience they would be willing to share regarding purchasing and operating such a facility. This would be a remote (long distance) purchase.  Do you have best practices to ensure that your property manager isn't stealing rent from the RV and the Storage units?
