Blind offer on 6 unit apartment ?

Hello all, My agent recently brought me an off market deal for a 6 unit apartment house. My agent is telling me we need to make an offer on the property before we can get in to look at it...is this typical and or exceptable on the commercial side of real estate? How can I make an offer on a property that I havent even seen inside of yet? I was provided some numbers from the sellers agent on rent roll but I feel like they are off and not correct... Any and all info is appreciated. Thanks Rich

Your agent is correct.  I never show until

  1. I have a letter of Pre-Approval from a lender noting the specific property
  2. and another Proof of Funds to cover the offer down payment.

I'll the accept/reject the offer, look for the EMD in 5 days AND THEN schedule the walk through.

Why so brutal?  To discourage lookie-loos and minimize the disturbance to the tenants.  The MFU market is ripe with buyers and nearly void of sellers, so I have no fear of loosing a sale.
