Well, I would like to invest in a commercial project. How do I get started? Are there companies that take money from individual investors and share some % of rent or profits?

How do I go about finding such companies? Any help appreciated.

There are private and national lenders who will lend up to 90% LTV for all types of cash flow properties.
appartments, office complex units, mobile home parks, self storage units, and even mini mart / gas stations.
These are 10 yr notes/ amortized over 20 - 25 yrs. 
There are several important factors that qualify the property for these loan terms.
 a. debt service on the property
 b cap rate
 c. any neglicated maintenance 
 d. credit of borrrower 
 e. type of property

Most commercial loans on apartments will be 80 to 85% LTV but the great thing is that they are non recourse. The reason for non recourse is that the property qualifies for the loan and not the borrower. If you have the cash to put down it is very easy to get started. Probably one of the greatest ways to leverage money there is. Good luck.

There are also companies that syndicate properties, which basically means they gather together a group of investers and purchase a property.  The syndicator will give you a preferred rate of return and then anything above that rate they will start to take a portion of the additional percent (which is how they make most of there money).

Your question sounds as if you are referring to 
TIC -- Tennant In Common.

You buy them from companies that deal in such
things. But...they can be difficult to sell.
