Tenant Question

If you buy a commercial property that has a major tenant with a 10+ year lease left, what are the ways for the tenant to get out of the lease. Obviously there may be some clause in there. But other than an out clause, is it going bankrupt? I know an attorney would have to look at the lease, just wondering if any of you have any knowledge on this subject.
