Purchase or Partner?

Residential investor here looking for input from you commercial gurus..;) I will make it short, as I believe I can remain fairly vague here while still getting my general question across. I have an idea for an additional income stream for a commercial facility, specifically a storage facility. My question is, if it were you how would you go about advancing a business idea? Would you purchase a facility and test your idea knowing that you would have the security of an already profitable business backing you whether your idea is a success or not? The down side of this is all your capital would be tied up in this one facility. Or, partner with the owner of a facility who is willing to test your business theory, while sharing the risk? Is that idea even attractive to most owners? The cherry on top of this idea sundae, is this idea could definitely be deemed somewhat controversial, as the items being stored are a niche market that not everyone feels is moral or acceptable. This is just a side note and I am not really looking for feedback on if I should or should not explore this niche market. But, it will be important for any future partner if that is the road I follow. Anyway, I am looking for advise. It is a general question, looking for a general answer. Buy and test my theory or partner and share risk/reward. Thank you and I look forward to hearing from you all.
