need financing (and any help) for apartment purchases

hi all,
i am looking to start a new phase of my life and i thought that property investment and managment would be a great way for me to earn a living.
i have been crunching numbers, and putting together senarios, and believing that a goal of $1,000,000 worth of of the right properties would make a good living for the immediate future.
provided i do my dd and using a starting cost of 1,000,000,is it posible to buy these properties with 50,000 as leverage?
