Best Business next to Concrete mixer plant (CBP).

I'm under contract on a 10+ acre lot in Austin, TX suburbs. Plan was to setup an RV park along with other investors who are active in RV Park business. The owner of the lot calls me up later letting me know that there is concrete batch plant (CBP) permit pending on the adjacent lot which shares the common boundary. RV Park investors do not want me to go forward with this deal as having a CBP next door is not good for a RV Park. Recently came to know that CBP is approved and is soon happening.

I believe the lot has potential due to its close proximity to Austin and other highways around. RV park may not be a good idea, but what else can I best use that lot for ? Any thoughts ?

Logistics warehouses are white hot all over the country in well-located areas. You probably have good access to highways to make it attractive for a CBP. 

I'm not very familiar with the logistics space, but it may be worth having a discussion with a local developer.
