Convert a Commercial Property into Residential
Hello there everyone. There is a random dentist office that has been sitting in a residential area next to my house for the last 10 years vacant! The owner died and it seems they tried to sell it a few time but with no luck because for a business it is in a horrible location. BUT a house.. not bad. How complicated could it be to try to convert it to a SFR? It's only 1000 SF.

if it is surrounded by residential rezoning to that should not be hard, although as mentioned it could be expensive especially with converting to res codes.
More importantly, commercial land is almost always worth more than residential. Dentist might have failed but there are a ton of business owners who would love to set up shop right in a neighborhood where they have nearly exclusive access to residents. Get creative! Buy it and rent to a commercial tenant!
