Converting warehouse to storage & co-sharing

I want to concert my owner occupied 17,000 sq feet 2 story warehouse to Co-sharing office & self storage. Upstairs air conditioned 8500 sq feet, downstairs one air conditioned office 1000 sq feet, high ceiling 16 feet warehouse 7500 sq feet. My husband said it’s not possible but didn’t give me a reason. I know it’s a lot of work but it should be possible. Who should I contact to help? What’s your opinion?

1st thing you need to do is check zoning and see if your city will allows self storage.
