Financing Closed Hotel without recent financial history?????

I have an opportunity with a hotel property that was closed for a couple of years and then purchased by a speculative investor who did not know the ropes with regard to operations for a hotel. The property can be returned to operation in short order but without a recent history of revenue that will support the loan, the banks have so far declined financing.

I have roughly a 10% down payment but lack the financial stature to work with the banks on my own. I am looking for a financial partner to help make the deal work. I am ready to move to the property and operate. Successful operation for 2-3 year will lead to a substantial increase in value and produce significant cash flow.

Need someone that is willing to look beyond the current history and recognize the excellent opportunity. Anyone have the background with hotels interested in investing?
