Creating Camp Ground

Hello BP!

My partner and I were having a discussion on how to get a piece of land for us to trail ride and enjoy to pay for itself. We started discussing possibly creating a camp ground using rural property attached to water (North Florida rivers and lakes everywhere). I wanted to pose the question to BP and see if anyone has attempted this in the past and potential pitfalls we are unaware of.
