Commercial be residential real estate

I was wondering what made people choose commercial over residential real estate and vice versa. I’m new to real estate and have not done any deals yet but I wanted to see what made people chose where to put their energy into.

It is also easier to get investors since you can get anchors or nationals as your tenants.

When screen tenants, you're analyzing their financials instead of a criminal background check.
