Rent increase

I have spent a lot of time and money on my property already the inside is very nice new floors new paint new furnace. So far I have not made any money from my tenants they only pay enough rent to cover the mortgage. It's a sigle family very large house with a good quality 1/2 acre of land. I am now planning on investing another $15,000 into it. Much needed new sidding to replace the green asbestos siding on there now. All new windows. Central air. Run heat vents up to finished attic to replace the space heaters that are up there now. Doing all this will make this a really nice place to live. How much should I increase their rent when the lease is up?

Your investment in the property is not relevant. The competiton in your market will determine the rental amount you can charge.
