Advice on getting started

Hi,

I am a physician finishing up residency in a few years and would like to invest in commericial properties. I'm thinking NNN (fast food joints, banks, drug stores), self-storage, strip malls. My goal is to save the 20-40% nut that is needed to acquire 1-2 properties a year.

I guess I'm looking for advice on any good resources to learn how to find, acquire, and finance a deal. I understand basics such as cap rates and dscr but I want to put myself into position 2-3 years from now to start acquiring properties when my cash flow permits. Im aware of CCIM courses but they seem like overkill for my purposes.
