any idea waht your average vacancy days are for your rentals? i've heard the average is 45 days but that sounds rather long.

Commercial real estate? I have seen retail vacant for years, offices for months and industrial for several years as well. what is the market, where at, what kind of property, class of property and other factors will determine marketability. Then again, you may find a new tenant in 10 days or before the old tenant moves out. You'll need to be more specific as to location and property..... :)
