Assisted living facility purchase

This is my first venture into purchasing a commercial property, can anyone help with the differences between a SFH and a 12 bedroom Assisted Living Facility? I am in the process of contacting lenders but I have run into a glitch wrt securing property insurance. My Farmers agent said they consider the property too risky. Any info here would be much appreciated.
