been wanting to learn more about NNN properties, 
I didn't notice any section devoted to that here,
Any NNN investors on here?

A NNN investment is the close to the "safest and lowest maintenance" real estate investment one can buy. Typically the real estate is occupied with a national tenant with strong credit and a long term lease.

You pay a premium but you receive stability.

The window of entering the NNN world is tough, for one simple reason the cost. You will have big players with large amounts of capital.

NNN is a very conservative and simple investment.  Typically the tenants are national and will pay top dollar for a location. The NNN term indicates the tenant will pay in addition to the rent all the costs for the taxes, insurance and maintenance on the property.  This is a very attractive investment for many investors and as a result the yields are typically lower than other investements.
