Tips for Hiring Part Time Storage Facility "On Site" Staff

We're buying a smaller storage facility (108) units that 100% does not warrant a part-time on site manager. We will have the ability to lease online, and will utilize a call center so we don't miss leads. We just want someone to be nearby in case they need to show a unit, do weekly walk throughs to ensure it's being maintained properly, and lockouts. Do you have any suggestions on how to advertise for this roll or what to look for? Also, how much do you typically pay? Do you offer an hourly rate or do you suggest doing a "per trip" pay. Like $25 per visit?
