Do you depend on lease brokers to fill vacancies?

I've heard that commercial vacancies for retail/office/industrial are normally filled by lease brokers because they have a network of contacts and know "who's moving, when & where."

Assuming this is true, has anyone found it worthwhile to primarily do their own marketing and go a broker as a last resort? Or is cutting out the middleman normally a dangerous proposition?
