Self Storage Mailers?

Hi

Are mailers the best way to communicate to owners of self storage facilities to express interest in buying? I've tried calling the numbers on the signs but only to get the manager or front desk workers, which neither seems willing to give owner info and I doubt they pass on my info. Has anyone had luck with mailers? Other options?

@Kevin May I've done postcards via Postcard Mania and typed letters that I actually signed + a written "P.S." note, and phone calls to over 500 facilities, 90% of those calls to the owners, not managers.

I've found the best response from calling directly, but they need to be a soon-to-retire mom-and-pop owner. I'd suggest a combo of calls and letters. To reach the owner, you want to track them down via the ownership entity record (LLC, corporation, or partnership docs) filed with the Secretary of State office. Usually, this info can be found online. Then you will need a service to reverse lookup the phone number of the owner if the filing only shows the name of the owner/officer/manager of the entity and no phone number.


Yes, it's tedious. Depending on the size of you list of target facilities, that could take a while, but it's worth it. Or you can buy a data package from various providers if you have the biggerpockets to do so. :)
