How can I get a list of expired listings in my area for mailing to

I'm wanting to send direct mail to expired listing in my area, but not sure how to get the the info.

Are you trying to wholesale and tie these properties up??

If that is the case many agents who are listing agents are probably contacting with their expired lists already to try to get the listing.

In that case they wouldn't want others mailing to the same property. I see many agents take on listings at all costs and it is the wrong approach. It costs capital and time to take a listing and promote it and a broker/agent only gets paid when it closes and not when it is just listed.

If a broker/agent takes some that sell and some that do not then they are spinning their wheels and the cash from closings is going to prop up the loser listings. You can take a listing a little higher but have in the contract automatic price drops every few weeks until it sells.

If the seller wants you as a wholesaler or a broker/agent to spend all your time and money promoting an overpriced property with no intention to reduce  to get ahead of the pricing curve for current market value then you say no to the business.

Josh is correct.  But, don't expect a very motivated bunch of sellers.  95% of the time they expired because the price was too high, so they weren't too motivated.

An agent friend of mine said getting a list of expired listings was unethical, therefore unable to provide it. This according to their broker. Anyone else get a similar response?

In some areas, zillow shows listing history for specific addresses.

An agent can pull them from the MLS and send to you via email and that's much simpler to do.

Joe Jones you will need to contact a local real estate agent and form a relationship with them. They will be able to provide you with a list of expired homes for free. If somebody wants to charge you or give you a big hassle about it then you have not found the right agent.

Dont expect to just walk into a brokerage and get one though. You will have to scratch their back too in the beginning and then from time to time to keep the relationship mutually beneficial.
