Value Add Opportunity - Needed Wisdom

We own three homes on two lots that are adjacent to one another and across the street from some office buildings that we are looking at picking up. We want to maximize the value we get from the 750,000 dollar deal for the office spaces. What can we do with the two lots across the street, which are zoned for commercial so they can be switched over, to increase the value/desire of that street? We won't get into the deal unless it will cash flow, but we want to increase the overall value it brings us in general. Some thoughts were a parking lot, another commercial space like a restaurant or another retail space. What do you guys think it would take?
