Hi

I would like to start investing into commercial realestate but I am wondering how do you get Aaa tenants in what are the best way to attract some solide good tenants in order to have a great loan

First step is WHAT country are you looking to invest in Canada or the U.S.?

Step Two: What KIND of commercial real estate ( Large multifamily, self-storage, retail, warehouse, industrial, office, etc.) and HOW BIG of a deal size?

Being an out of the country investor larger deal sizes can have lender options. Sub 1 million loan extremely difficult for foreigners to get loans as you are usually dealing with local banks that wants someone who lives there or is just a few states away to the asset.

I disagree about commercial real estate not doing well. Right now this very second as I am typing there are transactions  happening in the space. I am having another record year as a COMMERCIAL RETAIL BROKER. To the casual observer who focuses on other asset classes some read a story, see a few struggling properties, and paint broad brush strokes. If you review 1,000 a week and it's all you do you have a deeper understanding of what's HOT and what's NOT in selecting certain commercial properties. It's that daily experience level that helps select the deals from the duds.
