As Josh eluded to, a good sponsor can turn around a mediocre deal, and a mediocre sponsor can ruin a good deal. Make sure before any "deals" you're underwriting the sponsor themselves, their team, track record, etc. Stalk them online, see if you can get them on a phone and ask for some references.
