Commercial Lease - Good for a Newbie?

Hi Everyone, I'm a newbie when it comes to investing. After months of podcasts and group discussions, i'm finally I feeling ready to focus on REI. Although I'm still learning, I want to avoid analysis paralysis so the plan is to take the plunge on a real estate deal for 2021.

This month, I found an amazing commercial lease in NYC that would be "house hacked" and yield decent profits of 60K after taxes. However, I finished college with over 30K in student loans and it will be a while before I'd get approved by traditional banks, is this a situation where i'd need an Equity Partner or an investor?
