Looking for general help with Commercial Loan

Hey everyone just looking for a little general help on a loan. I have done a few hours of searching on the internet and still not sure where to start. I have a small business based on internet retail sales, have been in business for 15 years and I am looking to buy a small size commercial building to have a store front. The building I am looking at is only 60,000.00 and I can put down as much cash as I need to and have an excellent credit score. I looked at the SBA 504 type loan but it looks like those fees for such a small loan might not be my best bet, just wondering where my best place is to start.
