Where can I find rent data for retail tenants?

Other than Costar and talking with brokers, does anyone know of other databases/sources that have retail rent data?  I want to run some scenarios of increased revenue if I were to renovate a strip center and increase rents.  For instance, how much do the Dunkins in the area pay?  How much do certain mom and pops (nails, barbers, etc.) in similar properties pay?

There are plenty of data places but you have to pay for that. Nobody is going to spend all the time to get the gold data and then just give it all out for free all the time.

How much someone pay is subjective which is where EXPERIENCE comes in. You can have a retail center inline space and rent per ft be different between end  cap space with drive thru, middle space, or other end of center not close to road frontage. Access, sightlines, junior anchors to drive cross-traffic, rest of center tenant mix all play a part. It's about what a tenant believes they can drive in sales per ft and profitability for your location.

Thanks @Joel Owens.  I'm willing to pay for the data but want to know what other sources out there, other than Costar, have retail data.  Do you have any suggestions for that?  Costar is very expensive and I'm willing to compromise some on quality/quantity of data for a lower price.
