Storage Facility Question

Hi, my partners and I have recently purchased our 1st storage facility. We have come across a problem that we are not quite sure how to handle. We have a customer who is in a storage unit without paying. I don’t mean a current customer who just stop paying. I mean someone started storing their belongings in one of our units without our knowledge and without ever paying for unit, signing a contract, or ever starting the process at all. So, my question is do we have the legal right to cut the locks off of that unit and remove the customers belongings or are there some sort of squatter laws that we are not aware of? We have contacted the customer and made them aware that we have not received any payments from them and that need to sign a contract and go through the entire signup process.

Any help would be greatly appreciated!!!
