Anyone with experience buying on this site?

There is a property I am curious about on there but it says "Buyer will receive a Special Warranty Deed (SWD) or equivalent"

I understand SWD basically the seller is only giving warranty of the title for the period of ownership, in this case it's a bank and they didn't take possession until July of 2013 after they claimed it back after the county auction. So basically that's only 3 months, right?

What could "or equivalent" mean? Quit claim?

be carefull buying from homesearch especially using their title company!!!!!

They use some company wich represent their company.

I won a bid, paid a downpayment then ordered a title from a reputable company my company would not insure the title then tried another title company they also said that foreclosure was not done correct and title wouldn't be possible to insure, however the title company offered by homesearch had no problem to insure the transaction. I was told by my attorney that inthe Fire when I would decide to sell the property no one will insure this transaction. After we have contacted homesearch to let them know that their title is not insurable and asked for them to return the downpayment however they replied that they won't return the money since their title company that's located somewhere in upstate NY will insure the title. So at the end I got robed of $5,333. This amount is not high enough to take them to court ( since attorneys time is will cost more then the amount of a deposit) and not small enough for small claims court has to be no more then 5000
