Who has experience buying foreclosures in Denver?

Question

Hello! I’m a Realtor/investor in the Chicagoland area and I have my eyes on a property coming up for auction in Denver…

I purchased a foreclosure in Chicago recently so I have an understanding of the due diligence required and how it works in IL. However, I’m looking to chat with anybody that’s done it in Denver so I can understand any differences/what to expect.

I also have no contacts in Denver so would love to connect with an investor friendly agent,  real estate attorney, and someone that’s doing MTRs in Denver (this would likely be my strategy for this auction property.)

I've done a ton. My first year we did over 400. However, your best bet is to skip trace the owner first and get it before it goes to auction. You won't win at the old boys club. There are a couple of hedge funds that pick up everything. Odds are it won't even get to the sale. I watch it weekly. Maybe a few go per week.

Hey @Morgan Basham - Love it! I'm an investor friendly agent in the greater Denver Metro with experience in STR, MTR, house hacking, flips, and everything in between. I've only been through one foreclosure so I'm no expert in that field but I can definitely provide you with some of the high level points to consider and point you in the right direction of someone who has a better understanding than I do.
