Michigan Foreclosure Redemption Transfer- Will Title Companies Insure?

Posted

Very Niche, but I was wondering if anyone has successfully closed a post-sheriff's-sale redemption acquisition in Michigan (or any other state with a post foreclosure redemption period) using a Quitclaim Deed and Assignment of Redemption Rights (or any other instrument) from the homeowner during the statutory redemption period under MCL 600.3240?

Specifically looking to know:

Did your title company issue a clean Owner's Policy after the Certificate of Redemption was delivered without requiring a quiet title action?
Which title underwriter was willing to insure this conveyance model?
If quiet title was required, what was your timeline and cost?
