avoid the auctions.  Regulars will drive your price far above what the property would otherwise sell for.

CA had some unique regulations with regard to foreclosures and OO purchases or affordable rentals. If this is of interest, research it. It is an educated play that is not well known and unfortunately many of those that know it are not abiding by the rules (in essence, committing fraud).

I could tell you the exact laws, but that would not ensure you put forth any effort.

By the way, San Diego is my market.
