Who actually uses Foreclosure.com? What's your process?

Do you ever find good deals (e.g., 70% x ARV - repairs) on there? Or is it already too late if the property is on the site?

I've read the basic articles about foreclosures and it sounds like all the juicy stuff is happening at the county clerk's office. I would imagine all best deals are already picked off before they make it to online resources. (Or maybe not, I'm new to this),
