I have called several local title companies and it seems they just don't offer the right service for doing a title search prior to a trustee auction. They seem structured to only provide the full escrow service.

I'm in Northern CA. Is there some sort of on-line title search service I can use that is trustworthy and accurate?

Thanks,

First you could possible run the owners credit and then you will know exactly how many liens are on that property.

Second you can pay a search company to find out all the details you need to know, but this is limited to a certain % of accuracy and option 1 is your best bet.

Oh and even though they are at trustees sales you are still going to open title when you purchase the property right, so yes that is how they assume your business.

I'm sorry but your information is completely inaccurate. And how exactly are you going to "run the owners credit"?
