Contacting Trustees
I am looking for some wisdom on how to contact and communicate with trustees for foreclosures and pre foreclosures from the list I have aquired. Also, I saw quite a few with auction.com. What do I do with those?

My response is predicated on the assumption that you are in a trustee state and not an attorney state for foreclosures:
What is it that you hope to accomplish with the trustee? If you are successful in contacting them, they are going to take your question(s) and relay them to the foreclosure department of whomever it is they are acting on behalf of. Nothing more beyond a reiteration of whatever public information they've previously published. They have no authority, they can't negotiate, can't give opinions, can't introduce you to the lender/servicer. They simply file paperwork.
I get emails from our trustees all the time:
Trustee- "So and so wants to buy the property".
Me-, "Tell them to talk to the current owner ".
Trustee- "So and so wants you to stop the foreclosure".
Me- "Tell them to pay it off ".
Trustee- "So and so says they have a short sale offer"
Me-"Great".
Trustee- "So and so wants to know if they can buy the note for a discount".
Me- "Tell them no".
Trustee's can't and won't do anything for you. They aren't a short cut or back door to the servicer. They don't know what our financial analysis on the subject property is. They don't know anything beyond the fact that the loan is in foreclosure and they put it there for us. They perform title searches, publish, mail, file, record, etc.. Nothing more.
