Essex County Sheriffs Foreclosure Auction

Hello fellow BPers. Im interested in going to see how this auctions works and whats involved. Only information i was able to obtain was that i needed to bring 20% of the winning bid "Certified Bank Check" and come up with the remaining amount within 30 days. One of my concerns is not being able to close within 30 days with a bank loan and possibly losing some are all of my deposit. 

  Some properties cant be seen before auction due to some being occupied. If you buy with former owner still living in the property, you would have to have them evicted. Looking to get any feedback regarding your experience and any suggestions. Thank you
