Save your money and do some door knocking. I wouldn't recommend you start doing postcards or even marketing strategies at this moment. You'll go broke real quick! Do some research on the county records and target people that are in pre-foreclosure or even probate.  Have a plan and approach people with a strategy on how you can help them.  Get familiar with reno cost and ARVs for the property. Do some wholesale deals by doing whats called an "Assignment of Contract". Good luck and hope it helps!
