Purchased a property foreclosed by HOA earlier, now what?

Hello BP,

I just purchased a SFR in Houston, Texas from a 'reputed' Wholesaler (double closing and I am not sure who is the seller is).

- Closing went through title company and I purchased Title Insurance.

- Special Warranty  Deed is electronically recorded on my name on the closing date.

- One week after closing I learned that property is previously foreclosed by HOA at an auction and the Buyer got the Writ of possession, changed the locks on the property.

- I spoke to the buyer from HOA foreclosure auction and I was told that I'm trespassing the property since it is his property.

- In the executed HUD, I SEE NO MENTION OF HOA.

Both Wholesaler and title company were informed about the situation and I was told they will be calling me back but no luck from the past 4 hours.

If someone Buy HOA foreclosure, how/why this lien won't came up on Title search?

Is either Wholesaler or Title company can offer any help or simply say S.O.L (Sadly Out of Luck)?

What should I do now other than contacting attorney?

If I were in this position I would expect that the Title company would step up and fix this or give you your money back.  You may need to lean on the title company a little to get them working on your behalf.
