Equity Split Lender Mechanics

If I have formed an LLC with my business partner to begin a real esatate investment company focusing on short sale double closings with an Equity Split Lender what are the mechanics involved between me and the Equity Split Lender?

Do you form a JV with them? Is the JV listed on the option? How do you keep control of the deal?
