First investment HUD??

I have been looking to find a good multifamily but was having no luck. Then just thought I should look for HUD if I am going for single fams. I found this HUD property which is listed at $65k and it was sold in 2008 for $167K. It's in a newly build townhomes and some of them were sold for around 150-170k in the last few years.It's in super condition..good paint, new appliances. I just saw tear in the corner wall.Deal just got listed 5 days ago.

This is my first investment ever so I am freaking out! I am looking to place all cash offer... am I missing something?? This looks too good to be true! Any suggestions/precautions I need to take while dealing with a HUD home my Realtor looks pretty clueless herself!? I want to put an offer ASAP. Should I get it inspected before putting an offer.. I don't want to waste too much time for the fear of losing it!

Any help is appreciated !
