Should MLS leads be completely avoided for real estate investors if they are looking to get a good deal?

Tony Marcelle My unscientific perspective would be: either be intentionally quick or intentionally slow. If you can make an offer in the first day/week (and you have some leverage like all-cash) you can use that leverage for a deal. Or you can look at stale listings where (at some point) a seller may realize their price is unreasonable. The formerly "bad" offer starts to look more and more reasonable. Where I have never found success is stumbling upon a 40 day old listing.

Again, that's my personal experience and a tiny sample size.
