Need Help with Pre-Foreclosure Leads.

Hi, I am somewhat new to real estate investing. I get a ton of leads, but I'm having a problem closing with sellers. I currently have over 100 pre-foreclosure leads with 20%-30% LVT in the DC & VA. I'm looking to partner with a seasoned investor to guide me for a 50/50 profit split. Thank you!
