need help with occupied foreclosure sale

I'm interested in bidding on a foreclosure property that is occupied. My concern is how to proceed if I win the bid as far as gaining access to the property and removing the occupants.

@Joseph Billow We have dealt with similar situation recently. I would definitely recommend establishing rapport with the current occupant day 1. 

Ask them, how can you help, sympathize on their situation and see if you can come up with a mutually beneficial solution.

Just recently we offered the owner of our new purchase to help move all their stuff into storage, pay for truck rental, 2 months of storage. And we  agreed to pay for 2 months of their new rental place. Total expense we incurred was under $2000 and a weekend moving stuff. 

But the property now is completely ready for rehab, the owner did not do any damage, provided all info on the house, moved out very quickly and is very excited for a fresh start. 

It was a win-win-win situation.
