Bank Financing - Sheriff Sale - Columbus, OH

I'm new to real estate investing and looking to acquire our first rental property.  I've identified a nearby property in Central Ohio that is going to sheriff sale at the end of the month.  I've vetted the property, I know the the title is clean and unit is in good shape.  I have sufficient funds for auction deposit and down payment, however, is there any chance I can get a conventional bank loan in place 30 days post sale?  My mortgage broker doesn't think we can turn it around that quickly.  Trying to make it happen, wanted to get others thoughts.  Thanks!

@Kevin Williams I have a loan guy that's actually based out in Columbus area and is awesome.  I use him for all my loans and they can do loans low as $20k purchase price.   Send me a PM if you'd like his info. and he may be able to help.
