Short Sale or Subject to

Hey, 

I have couple sellers that own properties that owe on the more than the property is worth and I really want to use a creative financing way to buy them as a rental or do a lease option on them. It would my 1st time dealing with this situation so I would appreciate it if you share with me how can I structure a deal out of them. 

property value: 45k they owe: 60k monthly payments: $974 a month and currently renting: $900 section 8

Any scenario that involves a subject to with $60K or a lease option paying $974 per month or more is essentially overpaying for the property.
